Yesterday, I explored which neighborhoods are seeing the highest over-asking sales prices. Today, I’m looking at a different metric altogether: pure sales volume.
“Competitive” doesn’t always mean “active.” While some neighborhoods might see homes selling well above asking price, they might only have a handful of sales per year.
So which neighborhoods in Harrisonburg and Rockingham County are actually seeing the most transactions, regardless of price competition?
To answer this different question, I pulled the same MLS data from the past two years but focused on total number of sales instead of price ratios. I grouped all transactions by subdivision, calculated the total homes sold in each area (along with median prices and LP/SP ratios for context), and found some surprising results:
Top 5 Most Active Neighborhoods
#1 Preston Lake
66 Sales Median Price: $446,450 LP/SP %: 98.34%
Preston Lake takes the top spot with impressive volume. This neighborhood features much more variety than most – from townhouses and villas to single-family homes and luxury properties. This diversity in housing options, combined with steady new construction, keeps inventory flowing and supports strong transaction numbers.
#2 Reherd Acres
30 Sales Median Price: $284,500 LP/SP %: 99.88%
Known for its excellent value and convenient location, Reherd Acres consistently sees strong activity. Its more accessible price point keeps demand steady, making it a reliable market for both buyers and sellers.
#3 The Crossings
27 Sales Median Price: $448,350 LP/SP %: 101.08%
The Crossings is one of the few neighborhoods that manages to be both highly active and competitive, with homes typically selling above asking price. It strikes that perfect balance between available inventory and buyer interest.
#4 Belmont Estates
24 Sales Median Price: $414,728 LP/SP %: 99.64%
A long-standing favorite in our area, Belmont Estates maintains healthy turnover with its strong family appeal and solid reputation. Homes here tend to hold their value well, making it attractive to both buyers and sellers.
#5 Cross Road Farms
22 Sales Median Price: $695,000 LP/SP %: 98.77%
Despite being in a higher price bracket, Cross Road Farms still sees considerable activity—quite impressive for its luxury price range. This suggests strong demand for high-end properties in this particular location.
Beyond the Numbers
Interestingly, after I ran some correlation and linear regression analysis (sorry for the jargon!), I found that price and competitiveness only explain about 5% of what drives sales activity in a given neighborhood.
While the Harrisonburg and Rockingham market only provides a limited sample size of sold data in these neighborhoods—meaning we can’t draw major statistical conclusions—it’s important to note that countless factors play a role in neighborhood activity. From subdivision size and property age to HOA policies and school zones… and everything to infinity and beyond.
What This Means For You
If you’re selling in one of these active neighborhoods, you’re positioned in an area with proven demand. That doesn’t guarantee multiple offers overnight, but it does suggest your home may not sit on the market long if priced appropriately.
If you’re buying, these high-activity areas will likely offer more options, but potentially with more competition. Neighborhoods like The Crossings or Reherd Acres see steady movement, so being prepared to act quickly is important.
The Bottom Line
Terms like “hot” and “competitive” are subjective and can mean different things to different people. What matters more is actual sales activity – the concrete evidence of where people are buying and selling.
Knowing where homes are actually selling gives you a more complete view of the market than just focusing on “hot” neighborhoods. These insights help you make more confident decisions—whether you’re planning to list or buy.
